Australia's housing challenge continues to drive important conversations across government and industry, with leaders coming together at the Property Council of Australia 2026 NSW Housing Summit to explore new approaches to increasing housing supply and creating better communities.
As part of the Summit, Apt.Residential was proud to showcase the distinctive architectural, social and sustainability outcomes of our adaptive reuse project at Apt.Broadway.
Located at 1–3 Smail Street, Ultimo, the project will transform the former 120-year-old Grace Bros warehouse into 160 high-quality residential homes, giving new purpose to one of Sydney's historic buildings while contributing to the ongoing regeneration of the surrounding precinct.
Having evolved from a bustling department store warehouse to commercial office space, the building is now entering its next chapter as a place to live. The project celebrates the site's heritage while delivering thoughtfully designed homes and activated retail spaces that will contribute to a vibrant and connected neighbourhood.
During the Summit, our Investment Director, Puian Mollaian, spoke about the complexity of Australia's housing challenge and the importance of creative thinking, collaboration and innovation in unlocking new housing supply.
Apt.Broadway reflects that approach. It demonstrates how adaptive reuse, considered design and proactive engagement with stakeholders can come together to deliver new homes while preserving the character and history that make our cities unique.
